Abstract

The property industry had been very popular that it attracted many Indonesians businessmen and businesswomen to participate in the business, including PT. Permatabangun Adipraja, a middle level property developer that operated in Depok. However, the emerging risk of property bubble frightened the Central Bank of Indonesia and made them create a regulation about loan to value ratio and a restriction on indent selling to reduce the number of people who buy properties as an investment. Not only had this regulation put a burden to middle and low level property developers dealing with the restriction on indent selling, but the newly regulated loan to value ratio was feared to discourage people from buying properties. The fear of decreasing sales of properties was the base idea of finding the company’s value. The valuation result of PT. Permatabangun Adipraja using the Free Cash Flow to the Firm method showed that the company’s value was affected directly by the revenue generated. This pattern also applied to the shareholder value added. From the result, it was recommended that the company would still manage to survive in the industry by changing its product to the smaller type of house to avoid the LTV regulation affecting the company’s sales.
